I suspect this view is taken looking north up the High Street, at it's junction with Marine Drive (A259 Coast Road).

This hotel has been demolished but stood on the present West St car park on corner of West St and Coast Road. See http://www.rggj.net/Rottingdean/old_pc/index.htm for a collection of postcards of old Rottingdean.

It is certainly looking north up the High Street. The tall building on the right still stands today. It was the custom house but is now a gift shop.

This picture is, as already has been said, taken on the coast Road (in those days it was called the Dover Road) where the car park is today. The bus in the photo is the one which ran to Brighton and caused Rudyard Kipling to leave the Village for Batemans due to the sightseers on the top deck.
